GENERAL TERMS

Van Houdt Group acts as an independent real estate broker, marketing partner, connector, and intermediary for selected real estate opportunities. Services may include, but are not limited to:

• Property evaluation and strategic positioning
• Marketing and digital exposure
• Social media promotion
• Photography and video production
• Buyer and tenant sourcing
• Property showings coordination
• Offer presentation and negotiation support
• Transaction facilitation

Van Houdt Group reserves the right to accept, reject, pause, or remove listings at its sole discretion. The Owner confirms that all property information provided is accurate and truthful, including pricing, ownership status, dimensions, legal condition, fees, licenses, taxes, and availability.

RENTAL LISTING TERMS

For rental opportunities, Van Houdt Group may assist in marketing the property, sourcing tenants, coordinating showings, and facilitating lease discussions. Unless otherwise agreed in writing, Van Houdt Group does not act as a property manager. Property management, operations, maintenance coordination, guest services, administration, or ongoing supervision are only provided under separate negotiation and agreement. Lease agreements are executed directly between the Owner and tenant.

The Owner remains fully responsible for:

• Property condition and maintenance
• Utilities and HOA fees
• Taxes and legal obligations
• Lease compliance
• Deposits and tenant agreements
• Any disputes related to the tenancy

Rental commissions are generally structured as follows:

• One (1) month of rent for twelve (12) month lease agreements
• One-half (1/2) month of rent for six (6) month lease agreements

Van Houdt Group primarily focuses on long-term rental opportunities. Short-term rentals, temporary stays, or agreements under six (6) months may be accepted on a case-by-case basis and remain subject to separate discussion, negotiation, and approval.

SALES LISTING TERMS

For property sales, Van Houdt Group may market and promote the property locally and internationally, coordinate showings, qualify buyers, facilitate negotiations, and assist throughout the transaction process. The standard brokerage commission is generally 3% of the final sale value; however, commissions remain negotiable and may vary depending on the property type, pricing, exclusivity structure, market conditions, and transaction complexity. In some cases, commissions may reach 4% or other agreed percentages depending on the scope of representation and strategic positioning required.

The Owner agrees that if a sale is completed with a buyer introduced directly or indirectly by Van Houdt Group during the active listing period, the agreed commission remains payable. The Owner confirms having the legal authority to market and sell the property.

Van Houdt Group does not guarantee:

• Sale timelines
• Final sale price
• Buyer financing approval
• Investment returns
• Transaction completion

MARKETING AUTHORIZATION

The Owner authorizes Van Houdt Group to photograph, film, edit, publish, advertise, and promote the property across digital and physical marketing channels, including websites, social media platforms, advertising campaigns, broker networks, and international exposure platforms. Marketing materials may continue to be used for portfolio and promotional purposes unless otherwise requested in writing.

LIMITATION OF LIABILITY

Van Houdt Group shall not be held liable for:

• Market fluctuations
• Buyer or tenant actions
• Financial losses
• Property damages
• Legal disputes between parties
• Third-party service failures
• Delays outside its reasonable control

Van Houdt Group may assist clients by facilitating access to trusted third-party professionals and strategic partners, including legal, accounting, tax, relocation, immigration, design, operational, or investment-related services. However, unless explicitly agreed otherwise in writing, such services are provided independently by third parties, and Van Houdt Group shall not be held directly responsible for professional advice, third-party services, or external outcomes.

DIGITAL ACCEPTANCE

By submitting a property, checking an acceptance box, signing digitally, or providing contact information electronically, the Owner confirms having read, understood, and accepted these Terms & Conditions. Electronic acceptance shall be considered legally binding and equivalent to a signed agreement.

GOVERNING LAW

These Terms & Conditions shall be governed by the laws of the Republic of Colombia.
